Development Management

Development Management

Responsibilities Of Development Manager

  • Active participation in planning phase along with Project’s architects and master planners and coordinating with them for all marketing collaterals
  • Coordination with architects and “overview” of construction activities
  • Monitoring the bar chart of construction progress at site
  • Providing construction materials at competitive rates along with flexible credit through procurement platform “ArisInfra” along with flexible credit
  • Active participation in planning the cash flows of the Project
  • Active collaboration with Project’s lenders and meeting all their MIS requirements etc.
  • Issue identification, escalation, and resolution process (course correction) across departments
  • Any other requirement(s) to ensure smooth development of project
  • Fund Raising activities from own sources / Financial Institutions/HNIs etc.
  • Preparation of Investment Memorandum for lenders
  • Identification, discussion, and negotiations with various FIs/HNIs
  • Coordination for due diligence and documentation
  • Day-to-day coordination with lender including regular monthly MIS to lender in suitable format
  • Review of Debt and Capital structure at project level from time to time
  • Project branding and positioning including ads / digital plan / hoardings / events / corporate tie – ups etc.
  • Management of the entire lifecycle of sales and marketing of the Project.
  • Engagement and management of all distribution partners and CPs activities.
  • Channel partner(s) tie-ups with long term focus.
  • CRM management including coordination with banks / housing finance companies (“HFC’s”) and DSAs.
  • Collections of the amounts from the customers as per the terms of the agreement executed with them.
  • Dissemination of periodic sales and collection reports with relevant information to the Client.
  • Periodic meeting with the Client for discussion of the sales & marketing strategy for the Project with the Client.
Site Selection & Acquisition
  • Evaluate each potential site based on various criteria, including proximity to target market,transportation access, utilities availability,environmental factors, and legal considerations.Conduct site visits to assess the suitability of each location.
  • Due Diligence assessment: comprehensive understanding of the project's risks, opportunities, and potential challenges.
  • Support in securing financial assistance.
Conduct Best Fit Study
  • Perform comprehensive market analysis for Optimal Pricing, Sales Velocity, and Best Fit analysis.
PROJECT MANAGEMENT

Day to day Project & Cash flow management
  • Continuously monitor your project's progress and financial health. Regularly review your budget, cash flow forecast, and actual expenses. Identify any deviations or variances and take corrective actions promptly.
